I have been employed with the same company for 15 years, my debt to income ratio was within a margin that I could afford to purchase a home, and not having a down payment was not an obstacle because there are many lenders that offer down payment assistance.
In order to qualify for down payment assistance the lender encourages mortgage education. Thankfully Paris was able to enroll me in the course and I was able to complete it online 😁

Once I had my pre-approval and the amount I could borrow to purchase my first home Samantha prepared a listing of homes that met my needs and that are located on the upper west side outside of Denver.
She took me on a tour of homes on Monday, 01/26/26, within Westminster and the 4th home we viewed is perfect.

Samantha is an excellent negotiator. She was able to negotiate for me some items be fixed in and outside of the home before purchase, closing costs be covered by the seller, concessions, and to also include a home warranty.
Samantha prepared a calendar for all the tasks that needed to be completed, like when the earnest money needs to be submitted in order to start the contract to purchase the home, property inspection, appraisal, etc, etc.
